The Summer Solstice has officially marked the start of summer, historically one of the most active seasons in real estate across Charlotte. But this year tells a different story than the rapid-fire, high-pressure market we experienced just a few years ago.
Charlotte is shifting into a more balanced and strategic market.
Inventory across the region has increased significantly, with active listings up nearly 19% year-over-year. At the same time, homes are taking longer to sell, averaging around 42 days on market compared to the fast-paced absorption we saw during peak seller conditions.
So what does that actually mean in real terms?
For buyers, this shift brings opportunity. More inventory means more selection, less pressure, and more time to make informed decisions. In many cases, buyers are seeing more room to negotiate on price, repairs, and closing costs than they did during the 2021–2022 surge. That said, well-priced homes in desirable Charlotte neighborhoods are still moving quickly and attracting strong competition.
For sellers, strategy has become the defining factor.
The Charlotte market remains healthy, with home values still showing year-over-year growth. However, buyers are far more intentional than they were during the peak frenzy. Homes that are priced correctly from day one continue to perform well, while overpriced listings are sitting longer and often requiring reductions to regain traction.
One of the more encouraging signals heading into the second half of the year is sustained buyer demand. Nationally, pending home sales recently hit a six-month high, showing that buyers are still actively engaging even with mortgage rates holding above 6%.

• Sellers should prioritize preparation, pricing, and presentation over market timing assumptions
• Homeowners considering a move within the next 6–12 months should begin planning now rather than waiting for conditions to “improve”
