I "fired myself" not because the house wouldn't sell, but because the partnership had reached a point where I could no longer protect my client’s equity. As a professional, I’ve realized that I’d rather lose a commission than watch a client make decisions that lead to a financial nosedive.
The Problem with "Flip-Flopping"
Selling a home in Charlotte in 2026 is a chess match, not a game of chance. When we started, we had a winning move: address minor wood rot, refresh bold paint colors, and launch with high energy.
But then, the strategy started to shift. Decisions were made, then unmade. Repairs were promised, then canceled. We found ourselves in a cycle of "erratic" moves—lowering the price to compensate for flaws that would have cost a fraction of the price cut to fix.
You Can’t Out-Price a Poor First Impression
When a seller chooses to "test the market" with deferred maintenance, they aren't saving money—they are inviting low-ball offers. In today's market, buyers are savvy. They see a peeling window sill or a dated room and they see risk and extra work.
My job is to eliminate that risk. When a client becomes unwilling to follow the roadmap we agreed upon, I’m no longer an advisor; I’m just a passenger. And I didn't become one of Charlotte's premier agents by sitting in the passenger seat.
